Creating Your Wholesaling Buyers List

Simply put, the wholesaling buyers' list is a list of potential investors or companies to whom you will be assigning your contracts for a profit. After all, what good is finding sellers if you don't have anyone to assign the contract to? The following are some tips on how to find buyers:
Create a website
Every wannabe real estate investor is looking for buyers, and buyers need a way to sort the contenders from the pretenders. One good way to do this is having an established website with properties on it. For many beginners who don't have properties, this can be a problem. This is where networking and building a team can come in. When I first started, I worked with other people to create a site and list everyone's properties on the website. All of us had access to list our properties on it. Individually, we didn't have enough inventory to be taken seriously, but combined, we had enough properties to look legit.
Run ads
I suggest running online ads (Places like Craigslist) advertising that you have discounted properties for sale. Phrases like 'Handyman's Special' or 'Rehab Special' or 'Bring yer Hammer' or the everblunt 'Investors Wanted' will attract companies or individuals looking to fix and flip.
Reverse marketing
When you see ads that advertise 'We Buy Houses' and you have a house you want some to buy, well, doesn't that seem like a good combination? Many of these folks are fellow wholesalers or pretenders, but if you call enough, you will get through to serious investors. Even if you don't have a property that fits their need at that time, keep in contact with them so when a property does come along, you have a potential buyer.
Call 'For Rent' or For 'Lease' signs
These folks are in the business of buying and owning rental property. This means that they have experience buying properties at a discounted price and, most likely, rehabbing properties as well. These folks are always looking for properties.
Real Estate Investing Groups
You local Real Estate Investing Group should be a great place to network and connect with other like minded investors. It's also a great place to meet established, successful investors. There's nothing better then meeting and understanding the qualifications of an active flipper. If you know the area the flipper is looking for, then you can adjust your marketing accordingly. Wholesaling when you know you have an end buyer is always much more enjoyable than not having a buyer!
Conclusion
Finding wholesale properties at a discount is where you make your money; assigning the contract to a flipper or rehabber is when you get your paycheck. Therefore, it is important to follow the above tips in order to meet other investors and flippers and build a database of interested end buyers. While you shouldn't necessarily wait to have a huge list before looking for properties, creating your wholesaling buyers list in advance will lead to a much more enjoyable wholesaling career!
